Virtua Moorestown Health and Wellness Center

The Virtua Moorestown Health and Wellness Center is located on an 18 acre site at the Route 38 exit of Route 295 in Burlington County, New Jersey. The building is a combination of two- and three-story tenant wings along with a central entrance/elevator lobby and loading dock/maintenance facilities. The Base Core and Shell project included 200,000 square feet of mixed Business and Assembly space along with site amenities and facilities support. In addition to the BC&S, the scope included extensive Tenant Improvements for Virtua Health Systems consisting of a full service Health and Fitness Center with four pools, a running track, and locker rooms; and a Medical Office Wing containing Urgent Care Services, Pain Management, Lab, Surgical Consulting, Nutrition, OBGYN, and Breast Care practices. The tenant spaces are supported by a Conference Center, Hoteling, and a Grab and Go Café.

Approach and Challenges

The project presented several challenges from a regulatory and administrative standpoint. The site straddled the border of Moorestown and Mt. Laurel townships, which led to a complex approval process. There was redundancy in zoning and site inspections which necessitated coordination between the Township Permitting Departments. The project was separated into Base Core & Shell and Improvement Work for landlord/tenant accounting purposes. The tenant work was also separated into individual categories, so initial set up and continued attention to cost controls was critical.

Tenant move-in milestones could not be changed even when confronted with last minute exterior image changes. The complex building exterior necessitated the use of multiple crews to complete the envelope in time to start interior work. The four pool natatorium was managed and completed under a separate sub-schedule to ensure that County DOH approvals could be obtained prior to opening. The entire facility opened as scheduled on November 29, 2012.
