Construction of a new two-story short-term rehabilitation building which includes a 1,300sq ft plus physical therapy space, dining areas on each floor and a healing garden which divides the old facility from the new to form a peaceful courtyard getaway. The facility provides the occupants with a semi private room and full service amenities. The south-eastern facing main entrance and lobby area provide an abundance of natural sunlight and warmth and are home to a beautiful indoor water feature and pond. The project included poured in place concrete basement walls, slab on grade and elevated slabs on steel framing. The building skin is made up of primarily brick and stucco but also includes aluminum composite paneling and a stone paneling which flows from the main entrances exterior into the 26ft tall lobby wall. High end interior finishes and architectural features were incorporated to enhance the patient’s experience. In addition, the project included site-work, new and relocated utilities, parking, an ambulance entrance and a storm water retention basin.

Approach and Challenges

The major challenge was relocating multiple underground public utilities. All relocations were in the area of the new basement making it difficult to obtain schedule commitments from the utilities companies for the work. In an effort to mitigate potential delays, the building was broken up in two parts. Construction was started where no relocations of the underground utilities were required while the utility companies worked in the affected areas. This allowed time to complete the relocations without extending the project schedule.
